>>Phase 1: Concept Brief
First of all, we will review and inspect the existing spaces and buildings from site visits and drawings.
We will generate a concept brief based on the latest Interior Design drawings and Architectural drawings. This concept brief will be presented to the owner for review. This concept report ensures the owner fully understands the system designed is fully envisioned and meets their requirement and standard of hotel management.
Once accepted, we will generate a budget proposal based on the concept brief.
The revised concept report and budget will take account of preferences and expectations of the owner.
>>Phase 2: Detail Design
Based on the approved concept, we will proceed with detailed design. and will coordinate with client, architect, interior designer and other consultants to identify system for respective spaces.
We will produce a list of provision requirement to respective consultants for coordination such as power requirement, air-conditioning requirement, loading calculation and etc.
we will produce detailed drawing based on coordination with respective consultants.
>>Phase 3: Tendering
Tender document will be generated based on the approved concept report, budget listing and detailed design for call of tender.
The tender documentation will consist of specific equipment specification, bill of quantities, equipment schedule, equipment layout drawings and schematic diagrams.
Minimum three brands will be recommended for reference in the tender specification. However, product with equivalent quality will be accepted.
Based on the recommendation from owner, other consultant , a list of tenderers will be generated for tender invitation.
>>Phase 4: Contract Administration
Upon award of tender, the awarded contractor is required to submit technical catalogue, shop drawings for approval. we will review all shop drawings, equipment change request and any non-compliance to specifications from the Contractor.
we will set milestones during the project implementation stage to ensure the quality and efficiency of the Contractors’ work.
we will periodically inspect the conformance with equipment, construction and installation quality
>>Phase 5: Testing and Commissioning
Upon completion of work by contractor, we will witness the system testing and commissioning conducted by the contractor. The testing and commissioning process will perform all functional & performance tests.
Based on the result, we will generate a defect list of the systems being tested. Contractor will be instructed to rectify all the defect items within a given period.
Upon the completion of the contractor’s rectification works, we will issue a final acceptance letter.
